Glossodia’s Jacaranda Ponds major housing development inches closer

One of the Hawkesbury’s biggest new housing estates – with 580 homes to be built in Glossodia – inches closer to reality as Hawkesbury Council invite residents to comment on the planning proposal.

 

Jacaranda Ponds, as the new development is called, will also include parks, and upgrading of roads around the Spinks Road, James St, Derby Place and Kurmond Road site.

 

Building is expected to start next year, according to the developers – 2022 – but the actual start date for ground-breaking will depend on the pace of the planning process.

 

At a recent Council meeting, one councillor said the development would most likely be the last such densely built up area in the Hawkesbury, though there are other large developer-owned parcels of land yet to be developed, including Hambledon Park, North Richmond.

But right now, Hawkesbury City Council is inviting community members to view and comment on the Jacaranda planning proposal which covers 185.3 hectares (458 acres) of land and is being developed by Celestino who have also constructed thousands of homes in the Hills Shire.

 

Plot sizes at Jacaranda Ponds will range from 1000m2 to just over 4000m2. The plan is for there to be 35.6 ha (88 acres) of what the developers call “active and passive” recreational space, and 23.5ha (58 acres) of “conservation landcape”.

 
 

A community information session will be held at the Glossodia Community Centre, 162 Golden Valley Drive, Glossodia on Friday March 12. This will include a drop-in session from 1pm to 4pm and an information session, with a question and answer session, from 6pm to 8pm.

 

Hawkesbury Council has informed nearby landowners and residents of the proposed development and the opportunity to make written submissions and attend the information sessions.

 

The development is proposed over the following properties:

 

· Lot 2 DP 533402 and Lot 52 DP 1104504, 103 Spinks Road, Glossodia

· Lot 19 DP 214753, 211 Spinks Road, Glossodia

· Lot 20 DP 214753, 213 Spinks Road, Glossodia

· Lot 75 DP 214752, 361 Spinks Road, Glossodia

· Lot 3 DP 230943, James Street, Glossodia

· Lot 44 DP 214755, 3 Derby Place, Glossodia

· Lot 50 DP 751637, 746A Kurmond Road, Freemans Reach

· Lots 1, 2 and 3DP 784300, 780A – 780C Kurmond Road, North Richmond.

The planning proposal is available for view and comment on Council’s website www.hawkesbury.nsw.go.au via the Have Your Say tab or the link www.yourhawkesbury-yoursay.com.au or between 9am to 4pm, Monday to Friday at Council’s Administration Building at 366 George Street, Windsor until Sunday, March 28.

 

Supporting documentation, including the Draft Jacaranda Development Control Plan, the Biodiversity Certification Application and the Draft Voluntary Planning Agreement is included as part of the public exhibition.
